The Basic Water Damage Drying System is a commercial-grade water damage restoration equipment package designed for hotels, property managers, facilities teams, commercial property owners, and other businesses that need to respond quickly to smaller or localized water incidents.

Water emergencies are unpredictable. A leaking pipe, overflowing fixture, appliance failure, bathroom leak, or other water incident can happen without warning. Having appropriate drying equipment available on-site allows trained staff to begin an immediate response when it is safe to do so, helping limit the spread of moisture and reduce disruption to the property.

This package combines one LGR dehumidifier, four high-volume air movers, and one 4-stage HEPA air scrubber. Together, these components provide dehumidification, air movement, and air filtration for appropriate water-damage drying and restoration applications.

The entire system — LGR dehumidifier, air movers, and air scrubber — is designed for straightforward setup and deployment. Use it for appropriate localized drying applications in areas such as hotel guest rooms, washrooms, kitchens, offices, basements, and other moisture-affected spaces.

Frequently Asked Questions

Who Uses a Water Damage Drying System?

Hotels & Hospitality
For hotel maintenance and operations teams responding to guest-room, hallway, bathroom, laundry-room and other water-related incidents.

Property Managers
For commercial property managers who need equipment available for rapid response to leaks and flooding.

Facilities Managers
For facilities teams responsible for maintaining commercial buildings and minimizing downtime following water incidents.

Restoration Professionals
For contractors and restoration professionals requiring a complete drying setup.

Commercial Property Owners
For businesses that want emergency drying equipment available on-site.

What Kind of Water Emergencies Can It Be Used For?

  • Burst or leaking plumbing
  • Overflowing toilets
  • Water heater failures
  • HVAC condensation or leaks
  • Guest-room flooding
  • Bathroom leaks
  • Laundry-room water incidents
  • Basement flooding
  • Storm-related water intrusion
  • Carpet and flooring moisture
  • Emergency drying after water extraction

Why Do Hotels Keep Water Damage Equipment On-Site?

  • Faster response to leaks
  • Potentially reduce downtime
  • Help protect flooring and building materials
  • Reduce reliance on emergency equipment availability
  • Have equipment available outside normal business hours
  • Support maintenance teams during water emergencies
  • Help mitigate damage while professional restoration services are being arranged

Can Hotel Maintenance and Facilities Staff Operate This Equipment?

Yes, when they have been properly trained on its safe use and understand basic water-damage drying procedures. The system is designed to provide on-site teams with readily available commercial drying equipment for responding to smaller water incidents, such as guest-room leaks, plumbing failures, or localized flooding, and to limit damage while waiting for a professional water damage restoration team to arrive.

For larger, extensive, or contaminated water losses, hotels should involve a qualified water damage restoration professional. Staff should also follow the manufacturer's operating instructions and the hotel's own emergency response and safety procedures.

When Should Drying Start After Water Damage Is Detected?

Water extraction and drying should begin as soon as it is safe to do so—ideally as soon as the water source has been stopped and the affected area has been assessed. Prompt action can help limit the spread of moisture and reduce the risk of damage to flooring, walls, furnishings, and other building materials.

Maintenance staff can begin appropriate emergency response measures for minor, localized incidents, including removing standing water and deploying air movers and dehumidifiers. For larger losses, hidden moisture, extensive flooding, or contaminated water, a qualified water damage restoration professional should be contacted as soon as possible.

Drying equipment should be operated continuously as appropriate, with moisture levels monitored throughout the process rather than relying on a fixed number of hours to determine when an area is dry.

How Do I Use the Water Damage Drying System During a Water Emergency?

1. Stop the water source
Stop the leak if safe to do so.

2. Assess the affected area
Identify affected rooms/materials and potential safety concerns.

3. Remove standing water
Extract standing water where appropriate.

4. Deploy air movers
Position air movers to increase evaporation.

5. Deploy the LGR dehumidifier
Reduce humidity and remove moisture from the air.

6. Use the HEPA air scrubber when appropriate
Filter airborne particulates.

7. Monitor moisture
Continue drying until appropriate moisture targets are reached.

8. Escalate when necessary
Contact a professional restoration company for extensive, hidden, or contaminated water losses.

How Much Drying Capacity Does My Property Need?

It depends on:

  • Size of affected area
  • Number of affected rooms
  • Amount of water
  • Type of materials
  • Moisture migration
  • Environmental conditions
  • Whether moisture entered walls/ceilings
  • Whether the loss is localized or extensive

Which Water Damage Drying System Should I Choose?

Small, localized incident: The basic drying package may be appropriate when only a limited area is affected.

Larger room or commercial incident: The complete package provides a broader combination of air movement, LGR dehumidification, and air filtration for more demanding applications.

Multiple rooms, larger areas, or extensive water loss: Additional equipment may be required depending on the conditions and drying requirements. For extensive, hidden, or contaminated water losses, a qualified water damage restoration professional should assess the property and determine the appropriate drying strategy.
